Terms and Conditions: All Bidders are required to register prior to the sale and obtain a Bidder Number. Cashier will require your name, address, phone number and a picture ID. This Property is  sold AS-IS, WHERE-IS. $2,500.00 down the day of the auction as Earnest Money on Real Estate. Earnest Money must be a cashiers check. Balance due at closing in 30 days. A Ten Percent(10%) Buyer's Premium will be added to final bid to determine the total contract price. No Contingency, All Inspections, Appraisals, Survey and Financing issue must be work out prior to Auction. Seller will provide Title Insurance with Warranty Deed at Closing. Announcements made day of sale takes precedence over all written and advertised materials.

Neither the Auctioneer nor his Principal shall be liable by reason of any defect in or condition of the premises on which the sale is held.

Brokers Participation Terms and Conditions:  A commission of two.four percent(2.4%) determine by the purchasing bidder's winning bid, will be paid to the Realtors broker whose correctly registered prospect(bidder) pay for and settles on the property.
