Interstate 530 south out of Little Rock. Exit the freeway at Hwy 270 West to Sheridan, at light turn left follow signs for Hwy 365. This property can be viewed at any time, without appointment.

Terms on Real Estate:

1. $5,000.00 Cashier's Check down the day of Auction,( per property) to serve as Earnest Money. Balance is due at Closing.
2. Title Insurance with Warranty deed will be provided at closing within 30 days.
3.  A (Ten) 10% Buyer's Premium will be added to the final bid.
4. Property sold free and clear of Liens and Encumbrances.
5. The sale of the Property is made strictly on an "AS IS, WHERE IS, WITH ALL FAULT BASIS" and Buyer acknowledges and agrees to voluntarily waive and decline any right to require repairs of the Property, to include any third party repairs.
6. A copy of a recent appraisal and survey will be available to any Bidder inspecting the property: in-addition, a copy of the survey will be provided at closing to Buyer.
7. Earnest Money of $5,000.00 will be consider a non-refundable deposit, in the event Buyers fail to close.
8. Buyer and Seller to each pay their own closing cost.
9. No Contingency-Buyer is required to do their own due diligent by preforming any inspection deem necessary by the Buyer and have arranged financing prior to auction day. 
10. Seller will provide Property Disclosure and Lead Base Paint Disclosure.
11. No Termite Clearance Letter will be provided by Seller, should Buyer require a Termite Clearance Letter, one may be order and paid for by Buyer.
12. Any licensed Arkansas Real Estate agent is encouraged to bring their clients to the auction. A commission of 2.4% of the Gross Seller Price will be paid to the agent. You will be required to register you Bidder. Failure to register your Bidder will result in the loss of the commission.
